had the day off today so me and my hunting partner ventured down to the lease. we saw an auction sign right on the border of the lease, but it said 195 plus or minus acres. so we signed in at the cabin and started over to the other road that the property is on. there was a sign over there too that was again right on the border and this one said 200 plus or minus acres. well, those two numbers more or less add up to our acreage. to top it off, i got excited today when i heard what i thought was a deer heading my way. only thing is after listening for a few seconds i decided that it was way too clumsy sounding to be a deer. turns out it was a forestry guy taking an estimate of what the lumber was worth. so the land is to be auctioned off on november 12th. talk about ruining your season. we've got another lease, but still it kinda sucks when the owner of the land who has been paid for the lease already sells it out from under you. life goes on. anybody seeing any action?

Sorry to hear about that. Hadn't hunted in over a week. The weather has been really hot and decided to wait on the next cool front.

BUCKFEVER that sucks!!! Ask for your money back on the day of the auction. NO action here. I (like yourself) needs a new hunting area...one that HAS deer. Mine has maybe 6-10 deer. Thats NOT enough for my hunting tastes. Last year I was seeing that many deer during a single hunt. The trail cam would have hundreds of pictures...this year...literally 12-30...of the same 6-10 deer. GRrrrrrr this is so frustrating. Apparently is not just a few of us for Team South though...looking at our dismal showing so far.

Is that legal? ? Doesnt seem like it would be. The lease is paid for in full? Shouldnt be able to sell without giving a refund to your members. Id be really pissed. Sorry to hear it.

I wouldn't think they could do that, unless there was a stipulation, that you guys got to finish the year of hunting. The owner of our property has been doing a bunch of work that has messed up two of our stands. Ofcourse, the landowners usually make the contract how they see fit, and the leesee's don't have much say. Many paper companies cut trees right in the middle of the season, and there is nothing you can do.

Not being a lawyer, I would say that they have the right to sell the land, but it will be subject to your lease. When the land sells (or doesn't sell if it doesn't meet the minimum, which is very possible in this depressed timber and real estate market,) your lease will still be valid. You may be able to whine and complain to the landowner about all the activity of prospective buyers disrupting your hunting, but it'll probably be his decision to give you a partial refund, a total refund, or tell you to get stuffed. I would go to the auction if possible. If the land sells, I would make sure the buyer knows you have a lease on the property. I think he'll have to either buy out your lease or honor it.

well, got some more info on the situation. they are auctioning it off, but the club still has hunting rights until january 1. only problem is, the lease runs july to july every year and some members only join for rabbit hunting which doesn't start until february or march. it's a good club, but they clear cut it about 6 years ago and replanted. it was awesome before they cut it and for about 3 years after. this year the pines are all about 8 to 10 feet tall and thick as peanut butter, so hunting is tough down there. you either sit in the hardwoods of off of one of the logging roads and hope something walks out. me and my buddy have a good mind to find a lease next year and start our own club. there's tons of clubs that we can get into, but the rules in some of them are border line stupid and most of the times you're forced to take leftovers, or stand locations that are less than productive. at any rate, the season is still young and we have high hopes.

yeah it sucks, but life in general does most days. i just can't figure why the people are selling it. the family that owns the property has been buying land for years and years. they'll buy the land and make money by selling the timber and leasing it to hunting clubs. i'm sure since the housing market crashed that the timber isn't selling like they want it to, but they're still getting $5000 or more per lease. that'll more than pay for the taxes. either way, it's not my land or my decision, but i always heard it was stupid to get rid of your milk cow.
