I figured I would keep you guys in the loop on my search for new property, and as always get some opinions.
The first place I checked out was a long shot, but I figured I may as well give it a try.
Mcarthur Woods
1200 acres privately owned by an elderly couple, on 3 miles of a nice river. Mostly river bottom with some mature planted pines and hardwoods. In addition to deer it has hogs, turkey's and ducks. The nice part is the camp is complete with 4 small individual cabins each one is a single room with its own toilet and shower. Then there is a party house with kitchen. There is another bath house with washer and dryer.
The property was not hunted this season and only hunted by 2 florida guys the past 5 seasons.
She had it listed at 30,000 dolllars, and only prefers 5 or 6 members.
It is only an hour and fifteen away.
I offered her 15k, which she said was not enough. We really liked the place, but 15k was gonna be hard for us to come by and we would need more than 6 members to do that.
Now I have some other places that I have found, but yet to look at.
Crawford County Trophy Tract
One is 850 acres that is part of a 4500 acre trophy club. The club is looking to make up some more money and the 850 acres is a section of the property that is seldom hunted, so they wanna lease it to a group who will not shoot little bucks.
price is 10 an acre, so 8500, and as many members as we want.
Also, it is in Crawford County which has some big bucks, the guy said they kill bucks in the 160 and 170's every year.
Con's is that it is 3 hours away, and there is no existing power and water on this section.
Millen Family Farm
The next place that I plan on checking out this weekend, is about twenty min from our exisitng lease. it is 1000 acres at 9.50 an acre. It is a family farm, they had leased it to the same person for the past 15 years, but he didn't renew this season, so it was probably barely hunted this season. It is in Jenkins county which is known for pretty nice bucks. It could be possible to have a place to hook up the RV for power and water.
This property would be about an hour and tweny drive.
University of GA. Tract
One other place that is possible, is 2400 acres that is ten min from my house. And my Dad's backyard backs up to it. It has been a hunting club for the past few years and we have joined it in the past and killed some decent bucks, but got tired of fighting over hunting spots, and always hearing shots, but know one ever saying they killed anything. The price is pretty low they want 20,000, but that is negotiable. And we could add a couple people to the ten members we already have.
Con's are that it has been hunted pretty hard the past few years, even though it was a "trophy " club. Also, the fact that it is so close to the house is that I would have to come home every weekend. LOL. Another thing we are not crazy about the property is that lots of people's yards back up all around the property, There was always alot of trespassing and kids riding four wheelers and dirt bikes.
